Development Requirements

Brio Retirement Living is seeking to acquire land and consider joint ventures for new retirement developments throughout the UK, in order to meet our aim of becoming a market leader in the provision of aspirational housing and lifestyle services for the over 55s.

We are developing mid to upper market retirement schemes in affluent locations which offer contemporary accommodation with a range of on-site leisure, support, care and lifestyle services.

What we are looking for

Size

  • From one to ten acres of developable area

Capacity

  • Capable of taking building of a minimum of c. 100,000 sq ft of development
  • Parking minimum 80% although this will be considered on a site by site basis
  • Able to accommodate a mix of apartments and bungalows/cottages (unless location dictates a restricted site area)
  • Minimum of 80 residential units plus communal space (at 25% of GIA)

Location

  • In or on the edge of town/city centre
  • Urban or suburban
  • Proximity to a main road, with regular bus/train service and close to local facilities (within 10 minute walk)
  • Part of a larger development – mixed use or residential - or existing settlement
  • Good availability of staff
  • Saleable areas min £385 pft

Planning

  • With or without planning permission
  • C2 Planning class use
  • Pref for 100% new build
